Courtyard is shared with 1 bedroom unit also on Airbnb. Property also includes a long-term rental with quiet, courteous tenants. Not appropriate for parties or loud social gatherings. 2 guest limit for studio. May be tight quarters for more than 1 guest for longer stays. Guests with any mobility or balance concerns should be aware that there is a 1 foot step up and down into the shower enclosure. There is also one step up to the front door. Neither step has a hand rail or grab bar available. We ask that guests do not use/wear strong scents while staying with us due to scent sensitivities of others. No kitchen. 12% transient occupancy tax to city of Santa Rosa is added to Airbnb price.

The Junior College neighborhood is full of modest homes built between 1900s-1960s. Quiet, residential neighborhood that is a close walk to local restaurants, groceries, coffee, playground/park, and other amenities. Take a self-guided tour of the rural cemetery or walk over to McDonald Avenue to see the grand homes of Santa Rosa. 1.5 miles to downtown Santa Rosa.
Bikeable/walkable and close to public transportation like new SMART train, which is now connected to the Larkspur Ferry Terminal to ride the ferry into San Francisco. 5 minute walk to several grocery stores, many local (Goji Kitchen, Cozy Plum Bistro, Steele and Hops) or chain restaurants (Five Guys, Pieology). 1.5 miles from both the Santa Rosa Downtown train station and Santa Rosa North transportation station. Guest suite is located on the only designated 'bicycle boulevard' in Santa Rosa. Less than 5 minutes from 101 corridor. Lyft or Uber easily accessible. Less than 10 minutes from 3 local hospitals (Kaiser, Sutter, Memorial). Sonoma County Transit bus system serves Sonoma County, bus stop a few minutes walk from house. Buses also connect to Marin, San Francisco, East Bay.
